Manish Jadav, owner of newly founded shop brokerage firm Trinity Retail Sales has pledged to help connect buyers and sellers of all sizes of convenience stores.
The firm may have completed on its first shop sale on behalf of a client last week, but Jadav is far from new to the industry. He has more than eight years experience as a broker for market leading firms including Blacks Business Brokers, and ran his own symbol-affiliated shop in Bradford for six years before.
Challenged on what makes his service different, he responded: “I’m not bogged down by targets or patches, and I’m not on a salary. If I don’t sell your shop, I don’t get paid, so my clients get one hundred per cent of my time and expertise.
“I’m looking to work with all shapes of buyers, from petrol forecourt groups to those looking for their first shop. The same for sellers. Whether you’re taking £5,000 per week or £25,000 I believe there’s a right match for nearly all sites.”
Asked about the latest trends, he revealed: “It’s a seller’s market now, it’s flooded with buyers. Unsurprisingly, the stores most in demand are symbols with a recent refit clearing £20,000 per week in sales with little competition.”
Jadav added that demand for sites outstripping supply had created a boom in smaller shop fitters as buyers look to convert car showrooms, pubs and empty retail units that fit their needs.
Commenting on what sellers can do to get the best possible price and the quickest sale, the Trinity Retail Sales boss explained: “You need full EPOS data that shows exactly what’s going on in your store, giving the buyer the confidence that everything is legitimate. It’s important to be honest in other ways too. If you know there’s a Tesco opening down the road, yes it will affect the price but it’s better to be upfront, the buyer will do their due diligence, find out and it will inevitably cost you time and money.”
Shop owners reported recent instances to Better Retailing where a buyer waited until the last minute to slash their offer, hoping the seller would relent given the time already committed. Jadav had advice for this too. “Get the lawyers to draw up a deposit stating that unless there’s a significant change in the store, they cannot reduce the price.”
